What is included in the charges?
No extra charges for use of the second bedroom, linens/towels, electricity or water.
Maison des Fleurs is a cosy, well insulated little cottage (54 sq m) with electric radiators in every room, including the shower room. Many gites are not suitable for occupation during the colder months, but this house is very comfortable in all seasons. If you are considering buying a property in this area (and it took us years to find this wonderful part of France with such a good micro climate) then you will find our house a much better option than using Hotel accommodation - contact us for out of season longer term (i.e. more than one month) rental offers.
Please note : The second bedroom is tiny - it just fits a single bed - we prefer this to be used for children under the age of 12 years but it is always made up and available for your use should you need to sleep separately (someone snoring perhaps?). If you wish to use the cottage with 3 adults that is entirely up to you, no additional charge will be made, but please be aware that this is a small cottage and the facilities are really best used by 2 people.

Please note that this property is not suitable for children under the age of 5 or for those with disabilities, this is entirely due to the structure of the building. There are 2 flights of stairs (though very shallow and easy to use) and the toilet is on the ground floor. This is an ancient building with beams and tiled floors and all the features you would expect from a very old property - it has been renovated with love.

Once you have ensured the gite is available for the dates required, we will mail you a booking form. Please return this as soon as possible via email or post together with the deposit. You may pay the deposit on line via Paypal, I will submit an invoice, or you can post a cheque to : 5 rue des Tailleurs, Thezan des Corbieres, France, 11200
Low & Mid Season : £100 per week
High Season : £150 per week
If you return the booking form via email and have no facility to add a signature please attach an email confirming you agree to all the Terms & Conditions on behalf of your party.
Please note that the gite is not booked until the deposit is cleared. Following receipt of the booking form and deposit we will return a confirmation invoice and statement, this is the formal acceptance of the booking.
The balance of the payment is due eight weeks prior to arrival. Should this payment not be received the booking is cancelled and the deposit forfeit. You can pay the balance by cheque or we will send a Paypal Request for Payment.
In the event of a Guest cancelling a confirmed booking, we will endeavour to re-let the property in which case the monies would be refunded.
We strongly advise all Guests to take out Holiday Insurance to cover cancellations, public liability, personal liability, personal accident etc since this is not covered by the Owner's insurance and the Guest agrees not to pursue any claim against the Owner for any events that may occur.
A European Health Insurance Card is recommended for French Health Service cover and is available from the Department of Health Travel Advice website.
Reservations made 8 weeks before the start of the rental period require full payment at the time of booking.
The rental period shall commence at 4.00 pm on the first day and finish at 10.00 am on the last day.
The Owners provide all bedding, bed linen and towels.
The Owners operate a No Smoking policy within their property.
The Guests agree to be considerate tenants and take good care of the property and its contents and leave it in a clean and tidy condition at the end of their stay. The Guests also agree not to act in any way that might cause disturbance to those resident in neighbouring properties.
Dogs are permitted within the gite by prior arrangement. The guest must provide bedding for the dog and dogs must not be left unattended in the gite.
The gite is not suitable for children under the age of 5 years.
The Guest will report to the Owners any defects in the property or breakdown of equipment or appliances so that the Owners can make arrangements to repair/rectify the problems.
The Owners shall not be responsible for any temporary defect or stoppage in the supply of public services to the property nor in respect to any equipment or appliance in the property. For the loss, damage or injury which is the result of adverse weather conditions, riot, war, strikes or other matters outside the control of the Owners.
Wi fi is provided and we will use our reasonable endeavours to ensure that you are provided with a free, uninterrupted service 24 hours a day. We will not be liable however, for any reason, if the service is not available at any time for any period, nor for any loss of data or damage to the equipment you suffer as a result of using our service. All Guests agree to undertake to us that they will use the services responsibly and that they will behave in a lawful, honest and proper manner when accessing the services. Guests may not use the service for any illegal purpose (including but not limited to breaching any intellectual property or computer misuse legislation and downloading or uploading any illegal material); send any unsolicited commercial email (or “spam”) or any activity relating to it; carry out any “hacking” activities such as attempting to access systems without authorization or carry out denial of service attacks.
Under no circumstances shall the Owners liability exceed the amount paid by the Guest to the Owners for the rental period.
Once the Owners confirm the booking, these booking conditions form part of the contract which is governed by English law.
By returning the booking form, together with a deposit, Guests are agreeing to comply and accept the above Terms and Conditions.
